Military Road, Avondale Heights
Former TAFE Site
VicUrban and development partner Australand are seeking community feedback on a concept plan for the former TAFE site in Military Road, Avondale Heights before submitting a planning application to Moonee Valley City Council.
The concept plans outline a development proposal that will provide the community with housing diversity, sustainable design and more than 6000 square metres of quality open space or approximately one third the area of the MCG.
The proposal includes:
- 270 dwellings including everything from 1 bedroom apartments and 2 storey townhouses to 5 bedroom detached homes
- Community facilities, including high quality landscaping, a playground, bocce court, barbecue area and several bicycle and pedestrian links
VicUrban aims to provide high-quality sustainable housing options, in areas well-serviced by amenities such as shops and schools, for those who may be wishing to purchase their first home or those wishing to down-size but stay in the area.
As part of VicUrban's commitment to providing a range of housing opportunities for Victorians, the proposed development integrates approximately 100 affordable rental dwellings throughout the site, which will be indistinguishable in quality from the privately owned dwellings.
The affordable rental housing is supported under the Federal Government's National Rental Affordability Scheme and will provide working people on incomes up to $75,000 a year an opportunity to rent a home at 20 percent below the median rent. Different income tests are applied to different households.
A community drop in session was held on Wednesday 5 May 2010 at Avondale Primary School where we distributed an Information Sheet. This is the beginning of the process. Moving forward, VicUrban will undertake further engagement with key stakeholders and Council prior to refining designs and submitting a planning application to Moonee Valley City Council.
VicUrban is aware that there are existing traffic issues in the area and is investigating what impacts the proposed development will have and possible mitigation measures.
